[/vc_column_text][/vc_column][/vc_row][vc_row][vc_column][vc_column_text] [/vc_column_text][vc_column_text]Having in mind WIPRO’s commitment to social and environmental responsibility, the architectural design and the flooring finishes must be in line with their vision and their corporate identity. Globalworth Square building also supports the health and well-being of its tenants, as evidenced by their achievement in obtaining the BREEAM Outstanding accreditation with 99% scoring.   The remarkable office for WIPRO @ GLOBALWORTH was designed to suit the needs required by the company’s rapid growth and ambitious goals for the future. The reception desk is cladded with Laminam slabs, in a way that trully defines functionality, authenticity and style. Trapping the passing of time onto the surface of ceramics, Laminam Oxide Moro (3+) represents a sum of multiple decorative technologies which are combined and embellished with natural metallic-look pigments. Its futuristic look creates a high-impact three-dimensional effect that lends a sophisticated appearance to this space.   With Milliken In Situ range, the architects unlocked the creativity level, providing Wipro Offices a dynamic tile, which completes the flooring’s story by balancing tranquillity and effortless beauty with functionality and uniqueness. Milliken has made great progress in their journey and continue to strive to make improvements and efficiencies in their manufacturing processes as well as continuing to innovate with low carbon and carbon negative products, such as the ones installed for this project.     In the kitchen and breakout areas, style and resilience build a strong presence thanks to Milliken Change Agent LVT. Earth Science range is undoubtedly the floor of the moment, offering that perfect blend of good looks, durability and ease of maintenance. Suited for heavy traffic, this plank has the appearance of a petrified wood that resembles stone in natural light. The organic pattern of this product creates a hazy spectrum of nuances that add movement across the floor plane.   Multiple formal meeting rooms, among which various informal zones were created for employees to enjoy their space through smart and soundproof design, without losing visual contact with the open space.  The office is divided by Infinity glass partitions that provide focus and peace of mind right in the middle of a chaotic day. There are many advantages of Infinity Divisions glass partition walls:
  • Minimum weight load
  • Increase in natural light flow (better quality of working environment results in higher productivity)
  • Service life (minimum maintenance and maximum quality)
  • Ease of installation
Locally produced in Romania, Infinity Divisions products are developed with the aim to offer an innovative solution for the partitioning of the interiors.     The client’s brief was fully accomplished, as the final result delivers a colorful, efficient and fluid working environment, designed for spontaneous collaboration and idea generation.[/vc_column_text][/vc_column][/vc_row][vc_row][vc_column][vc_gallery interval="3" images="14180,14181,14182,14183,14184,14185,14186,14187,14188,14189,14190,14191,14192,14193,14194,14195,14196,14198,14199,14200,14201,14202,14203,14204,14205,14206,14207,14208,14209,14210,14211,14212,14213,14214,14215,14216,14217,14218,14219,14220,14221,14222,14223,14224,14225,14226,14227,14228,14229,14230,14231,14232,14233,14234,14235,14236,14237,14238,14239,14240,14241,14242,14243,14244,14245" img_size="800x600"][/vc_column][/vc_row]

METROFFICE PROJECT OVERVIEW

[vc_row][vc_column][vc_column_text]

General aspects

Client: IMMOFINANZ
Architecture: ARCADIA ENGINEERING
Contractor: PORR CONSTRUCT
Location: 5-7 Dimitrie Pompei Blvd., 020335 Bucharest, Romania
Decor Floor: Floor finishes supplier
Facilities: Sustainable building (LEED Certification planned), Flexible design and space arrangements, Raised access floor, Operable windows

Decor Floor executed works:

Raised access floor: 20.000 SQM of JVP
Ceramics: 4000 SQM of Mirage, Stones 2.0
Cork: 600 SQM of CorkMarket, Divina Wall Coverings
[/vc_column_text][/vc_column][/vc_row][vc_row][vc_column][vc_column_text]Metroffice is the first part of a long-term master plan which involves the redesign of the entire area within IMMOFINANZ’s Iride Business Park into the future Iride City - the modern and comfortable living and working environment which will be created in the coming years. As first development stage, Metroffice opens doors for an innovative quarter, a new, open and vitalized section for the city. Following clients’ needs and their varied profiles, Metroffice is a set off signal for a new concept in the area. The building features excellent facilities in terms of sustainability and flexible design and space arrangements. During December 2016 - May 2017 Decor Floor delivered and installed 20.000 sqm of JVP raised access floor, more than five trucks, at an installation rate of 700 sqm per week.

RAISED ACCESS FLOOR, REASON FOR A CHOICE

SPACE SAVING. The use of a raised access floor with self bearing gravity laid panels such as the JVP 4x4 allows the reduction of the total height of the building. In fact thanks to the combination of reduced space required for the MEP (Mechanical, Electric Plumber) service’s systems and the stringer-less support structure and the slim robust construction of the panels significantly reduces the void space to the point that it contributes greatly terms of savings in build cost. COST SAVING. The use of raised access floor self bearing gravity laid bare panels such as the JVP 4x4 shortened the construction programme because it removed the requirement for a floor screed which is an unwanted “wet trade”. In fact due to its robust construction it can be installed just after the external cladding, and used as a working platform particularly considering that for all void heights of below 700mm it can be used without stringers which avoids any delay to the service’s system and provides a level surface for the removable or dry wall and the movement of the wheeled internal scaffolding towers. TIME SAVING. The use of a raised access floor as a working platform during the construction period will reduce the time taken to install MEP (Mechanical, Electric Plumber) service’s components and will speed up the fitting out of interior of the building. This is only possible if the full system of the raised access floor can bear the function of working platform. The JVP floor is made with high performance cores enhanced by fully encasing with a hot dipped galvanized steel envelope fabricated with a special welted pressing joint at the top edge of each panel. MAINTENANCE SAVING. The use of a raised access floor naturally creates the ability to access and replace the MEP (Mechanical, Electric Plumber) service’s system in the floor void whilst at the same time conveniently maintain, repair/refurbish the existing system. The tenant client will be able to choose the quality and the type of coverings for its new premises, just prior to occupation completely alleviating the risk of damaging these finishes during the main construction. Moreover, if in the future there is a need to change the image of the company; then the cost of changing the covering will be limited to the cost of a new covering only The access floor system as integral part of the building on its whole, contributed on the acquisition of credits for the LEED® system.[/vc_column_text][/vc_column][/vc_row][vc_row][vc_column width="1/6"][/vc_column][vc_column width="4/6"][vc_gallery interval="3" images="8120,8124,8123,8122,8121" img_size="800x533" onclick=""][/vc_column][vc_column width="1/6"][/vc_column][/vc_row][vc_row][vc_column][vc_column_text]For the reception area and common spaces the material contracted was Stones 2.0, ceramics by Mirage, stone-effect porcelain stoneware that revives and reinterprets the mineral, mass effect of hard-wearing material. The material is recognized for its beauty, elegance and suitability for various types of environments, from the most classical to the most contemporary. The qualities and ecology of cork make these wall coverings one of the best solutions in terms of comfort and pleasure:

  • It’s easy to clean and maintain
  • It is easy to install – just follow the instructions
  • It is hypoallergenic
  • It repels water
  • It is resistant to moisture

Compared to competition products, JVP had a much better product with life expectation of 25 years, all certifications and quality documentation, being a BREEAM certified product with higher technical performances.  The load bearing capability was surely one of the most important technical factors considered when chosen JVP raised access floor system. It determines the future use of the floor surface which is intrinsically linked to the building’s proposed activities. JVP complies with the European Directive 106 referring to building construction and components.   The raised access floor was used as a normal component of the building construction in order to have the proper flexibility of the building and the possible implementation of new technology in the future. For the investors and the builders, it was an advantage to economically postpone the costs of the covering material. The financial impact of the cash out and the warranty to supply a space can secure a decent return of investment and an easy allocation of the space to different type of tenants. For the tenants the possibility to rent a space with the advantage to decide the type and quality of covering without detriment to the function of the system used was a great big advantage. Building A was completely rented to Oracle, while Building B it’s a multi-tenanted property, almost entirely leased to tenants such as Deloitte, Europa FM, Euler Hermes, or BCR. In new construction, the use of an access floor for service distribution can considerably reduce the overall building height, since floor plenums are usually shallower than ceiling plenums. Access floors can lower structural costs by allowing architects to reduce the floor-to-floor (slab-to-slab) height. In addition, the adjustable access floor pedestals accommodate imperfections in the floor slab, allowing the floor to be laser-levelled. The construction schedule can also be tightened by eliminating the need for slab screeding. Installing an access floor system in your workplace allows for increased flexibility and brings with it a number of benefits. When you’re able to house your power, data and telecommunications underneath your access floor, you will find that your workplace is much more flexible. The second phase continued in 2015 with another more 20.000 sqm of JVP raised access floor system with over 10,000 sqm of carpet delivered and installed to the building tenants and more than 8.000 sqm of Atlas Concorde and Mirage ceramics. For the third building, and last phase of Hermes Business Campus, Decor Floor delivered and installed 25.000 sqm of JVP raised access floor system and over 12.000 sqm of Desso Commercial Carpet together with ceramics from Mirage and Atlas Concorde, signed with different tenants.

Moreover, if in the future there is a need to change the image of the company; then the cost of changing the covering will be limited to the cost of a new covering only The access floor system as integral part of the building on its whole, contributed on the acquisition of credits for the LEED® system.
